Why Photographs For Your Listing Are Important
To market your property, you are going to need to have some choice
photographs. Before whipping out the camera, however, you need to give
some thought to the process.
One of the most important things that will set your property out from others is
photographs. When a buyer is looking in MLS, on the Internet or in some other
location, photographs draw their attention. Is this shallow? Well, yes and no.
The real estate world has its own lexicon of terms that don't really mean what
they say and are the basis for some snide remarks. For instance, a "cozy"
home is a real estate methodology for saying a property is SMALL! The
question, of course, is how small are we talking? This is why professional
photographs are key to your marketing efforts.
In the view of most buyers, the initial proof in the pudding is in photographs.
Almost nobody really believes any of the adjectives used in real estate
advertisements. Frankly, the words could mean anything. Photographs tend to
shed a more objective light on the subject. A property doesn't tend to
dramatically age over five years, change hair color, go bald or gain some
unwanted pounds. Put in practical terms, buyers don't believe your words, but
do believe your photographs.
If you give some thought to what I just said, you will realize that I am suggesting
that most buyers assume you will lie about your property in advertisements.
Don't take it personally. They don't know you, so why should they trust you?
Frankly, they should not. That being said, you can use this distrust to your
advantage.
You would be shocked how many people put little or no effort into the
photographs of their property. As an old commercial slogan stated - Image is
everything. A shallow statement, but true. Your photographs represent the first
curb appeal impression buyers will get of your property.
This means you need to strongly consider hiring a professional photographer
to take the photographs. They understand lighting, angles and so on. It may
sound like an unnecessary expense, but it can be the difference between a
sale and sitting on the market for month after month.

FREQUENTLY ASKED QUESTIONS
What areas do you service?
We service the Florida's Sun Coast four counties: Sarasota, Manatee,
Hillsborough, and Panellas. Additional fuel charges may be considered for
distances greater than 50 miles from our home base, Wimauma, FL.
How long does the photo shoot take?
Depending on the size of the home, a photo shoot can take anywhere from 1 to
3 hours. Photo editing is done in my office after the shoot and can take
another 1 to 2 hours.
How long after the shoot will my photographs be ready?
In most cases you will receive your photographs within 48 hours. If a CD/DVD is
requested, it will be mailed within a similar time frame and may take additional
time to receive.
How will I receive my photographs?
You have the option to receive your photographs on a CD/DVD or via the
Internet. Photographs delivered via the Internet will be sent to your email
address. If you need pictures re-sent, an additional charge may apply.
What if I need to reschedule?
In the event of inclement weather, we can reschedule a new time to assure
your photographs turn out the best they can be. If you need to reschedule due
to other reasons, please notify me at least 24 hours prior to your shoot time. A
fee may be assessed if reschedule is not done with the 24 hour time frame.
Photo rights and usage
All photos produced for the client may be used by that agent for all marketing
associated with the current sale of the property in accordance with local MLS
rules. Please note that the photos will be copyrighted by the photographer. A
license granted only to the agent and their MLS and NOT to any other party.
Any usage of the photos by a third party, including but not limited to architects,
builders, stagers, designers, sellers or buyers is prohibited unless approved in

The shoot
The homeowner or someone authorized by the homeowner (the agent) should
be present at the shoot to give access to the home and to discuss any special
considerations such as what should be included or excluded in shots. Our goal
at the shoot is to provide 15 quality photos that include a front exterior, back
exterior and all the major rooms such as living room, dining room, family room,
kitchen, master bedroom, master bath and bedrooms. Powder rooms, small
bathrooms, utility rooms or garages are not a shooting priority unless you give
us direction otherwise.
